Job Description

The James is a new Build-to-Rent development offering luxury studio apartments and inclusive communal amenity spaces with dedicated service.

As a General Manager, you’ll be running the operations of our building located in the heart of Liverpool’s city centre. You’ll be leading your team to meet all financial targets and company goals, while delivering exceptional service to our residents.

You’ll have autonomy in your daily work whilst still working closely and reporting to the Chief Operating Officer (COO). As a result, you must be a versatile, self-motivated, highly organised, commercially astute, and reliable individual with a love for the property and hospitality industries.

What you’ll be doing


  • Leasing up all units and maintaining high occupancy rates in perpetuity
  • Overseeing your site daily operations, rent collection, invoicing, full compliance to SOPs, policies, procedures, and service standards
  • Proactively pushing rental (and other revenue) growth through creative and perceptive Marketing amp; Sales techniques
  • Promoting our values and contributing to maintaining a strong culture
  • Evaluating the performance of the building by analysing and interpreting data and metrics
  • Responding appropriately to emergencies or urgent issues as they arise
  • Managing the living experience of your residents, from enquiry, through onboarding and tenancy administration, until departure
  • Ensuring the highest level of service is delivered to your residents at all times
  • Monitoring resident satisfaction through the appropriate channels
  • Conducting service recovery procedures where required
  • Meeting and surpassing targets for revenue, profitability, cash flow, and cost saving
  • Attending regular Pamp;L reviews with the COO
  • Establishing key strategic and long-lasting relationships with stakeholders, including corporate, brokers, institutions, and suppliers
  • Researching direct competitors and market trends
  • Ensuring all building’s management systems, e.g. PMS, have accurate financial and resident data information
  • Managing your site’s online/offline distribution channels, including property portals and booking systems
  • Overseeing and ensuring full compliance of Security, Fire Prevention, and other safety systems
  • Drafting and updating emergency plans and evacuation procedure
  • Obtaining quotes and undertaking due diligence for employees or contractors as needed to maintain, repair, or improve the property
  • Holding daily meetings with your team and monthly appraisals with all staff
  • Providing timely, accurate, and complete reports on the site’s performance to the COO
  • Performing other reasonable job duties as requested

Requirements

  • Three years’ experience in management in real estate/hospitality (hotels or serviced apartments)
  • Strong general business knowledge base and understanding of business functions such as Finance, HR, Sales amp; Marketing, etc.
  • Knowledge of Pamp;L statements and the ability to react with impactful strategies
  • Strong experience and knowledge in Tenancy Legislation (AST, Licences, Sections 8 and 21, tenancy deposit protection, and inventories)
  • Excellent research, writing, and oral communication skills
  • Outstanding people and client management skills; strong teamwork and team leadership skills; cooperative working style
  • Comprehensive knowledge of Health amp; safety and Building regulations
  • Strong project management skills to coordinate with diverse teams and meet project deadlines
  • Initiative and resourcefulness: ability to make things happen in creative ways despite a lack of resources
  • Ability to negotiate and sell
  • Excellent problem solving and decision-making skills
  • Positive, result-oriented, can-do attitude, sharing perspectives in order to achieve personal and organisational targets
  • Working knowledge of MS Office, Google Suite, property management systems, and project management tools
  • Local area knowledge is desirable
